Room types:

We offer two types of rooms at our property. The front studio features a balcony and is approximately 36sqm, including a cozy loft area with a bed accessible by a small 13-step staircase. This modern setup is perfect for young couples or single guests, but may not be suitable for families with young children or those with limited mobility. Our back studio is approximately 32sqm and also includes a loft area, though it does not have a balcony. It boasts a skylight well and beautiful wall paintings by local artists.

Direct Price:

The price range for our studios in 2023 varies between 630,000vnd to 810,000vnd, depending on the studio type, day of the week, and whether it is a regular or holiday period.

Cancellation rules:

For bookings shorter than 7 days, guests can cancel their reservation free of charge up to 48 hours before check-in. After that, a compensation fee equivalent to one day's reservation will be charged. For bookings longer than 7 days, guests are required to pay a small deposit equivalent to the current daily rate to reserve and guarantee their scheduled stay. If cancellation is made 48 hours in advance of the check-in date, a compensation fee equivalent to one day's reservation will be charged, while cancellations made within 48 hours of the check-in date will result in a maximum compensation fee of 2 days' reservation.

Our review ratings are consistently on the higher end, but we do receive occasional negative feedback from guests who have not read or been aware of our detailed information. For instance, we strongly advise against booking our studios if you have young children, elderly, or limited mobility due to the small internal staircase leading to the loft. However, for guests with average mobility, it can be a rare, delightful, and enjoyable experience.

Safety and security:

At Livinginn, our guests' safety and security are a top priority. We recommend that you avoid wearing expensive jewelry or talking on your high-end mobile device while walking on the busy streets of Ho Chi Minh City, as there have been incidents of thieves on bikes snatching valuables from pedestrians.

Inside our property, you are in a secure environment. We have never experienced any loss of valuable items. To ensure our guests' safety, we request that they close the front door when entering or leaving the property.

Our location is in a safe cul-de-sac, and the neighborhood is vigilant and cautious. Our alley front gate will be locked for outsiders after 22:00, and only those with a gate key will have access. This measure ensures that the entire alley is safe and secure at night. Please remember to bring your gate key if you plan on staying out late.

Check-in/check-out times:

Our standard check-in time is at 14:00 and check-out time is at 12:00. We also offer a window check-in time from 08:00 to 22:00, which allows guests to check-in during this time with prior agreement. However, if you wish to check-in more than one hour before the standard check-in time, an additional charge of 60k vnd per hour will be applied. Similarly, if you want to check-out more than one hour after the standard check-out time, an additional charge of 60k vnd per hour will also be applied. Please note that early check-in and late check-out are subject to availability and prior agreement. For check-in and check-out outside the window of 08:00-22:00, please ensure to reach out to us beforehand to arrange for access.
